What can you help with on an SMSF loan?

We can provide credit assistance to arrange finance for an eligible SMSF property purchase and manage the lender application and loan documentation. Do you give SMSF or investment advice?

No. We provide credit assistance only — arranging and structuring the finance. Whether an SMSF is appropriate for you, and what it should invest in, are decisions for your licensed financial adviser and accountant.

What is a limited recourse borrowing arrangement?

It is the structure most SMSF property lending uses. The lender’s recourse is limited to the property being purchased, so the fund’s other assets are not exposed if the loan defaults. The arrangement has specific legal and structural requirements, which your adviser and accountant put in place.

What deposit does an SMSF purchase need?

SMSF lending is generally more conservative than standard home lending, and lenders also look at the fund’s liquidity after settlement rather than the deposit alone. Requirements vary by lender and by whether the property is residential or commercial.

Can the fund buy premises my business operates from?

Commercial property used by a related business is a recognised arrangement, but it carries specific rules the fund must satisfy. Whether it suits your fund is a question for your licensed adviser and accountant — we arrange the finance once that decision is made.
